Terms of Service

Who we are

Propscalr is operated by Roomszy Vacation Home Rental L.L.C., trading as Propscalr (Trade Licence 1282455), Office 1001, Ibn Battuta Gate Office Complex, Jabal Ali, Dubai, UAE, PO Box 334035. In these terms, “we” and “us” mean that company, and “you” means the business or person using Propscalr.

By creating an account or using the service, you agree to these terms. If you use Propscalr for a business, you confirm you can agree to them on its behalf.

The service

Propscalr is financial reporting for short-term rental operators. It brings together your listings, bookings, bank statements and the costs you enter, and shows profit, cash and what is due.

Your account

Keep your sign-in details private, and tell us straight away if you think someone else has used your account. You are responsible for what happens under it.

The figures Propscalr shows depend on what you supply. Keep your information accurate and up to date: your company details, your units, your rents, fees and costs, and the statements you upload.

Free trial and subscription

  • Every plan starts with a 30-day free trial. No card is needed to start it.
  • After the trial, Propscalr is a paid subscription at the price on our pricing page for the plan that matches your unit count.
  • You can pay monthly or annually. The subscription renews at the end of each period until you cancel.
  • You can cancel at any time from Settings. Cancelling stops the next renewal; you keep access until the end of the period you have paid for.
  • We do not refund partial periods.

Your data

You own the data you bring to Propscalr and the data you enter in it. You give us a licence to store, copy and process that data only as needed to run the service for you, support you and keep it secure. We do not sell it. Our Privacy Policy explains how we handle personal data.

Acceptable use

You agree not to:

  • copy, decompile or reverse engineer the service, or try to get at its source code;
  • access, or try to access, another customer’s account or data;
  • misuse our APIs, including by scraping, automated bulk requests, or getting around rate limits or security controls;
  • use the service to break the law or anyone else’s rights.

Third-party services

Propscalr connects to services you choose, such as Hostaway and your bank. Your accounts with those services, their terms, their fees and the data they hold are your responsibility and theirs. We are not responsible for their availability, accuracy or changes they make.

Figures are information, not advice

The figures, reports and forecasts in Propscalr are for information only. They are not accounting, tax, legal or investment advice. Check them, with a qualified adviser where it matters, before you act on them.

Our liability

We work to keep Propscalr accurate and available, but we provide it “as is” and “as available”, without promises that it will be uninterrupted or error-free.

As far as the law allows, our total liability to you for any claim is limited to the fees you paid us in the 12 months before the claim arose, and we are not liable for indirect or consequential losses, such as lost profit, lost revenue or lost data. Nothing in these terms limits liability that cannot be limited by law.

Suspension

We may suspend your account if you break these terms or do not pay what is due. Where we reasonably can, we will tell you first and give you a chance to put it right.

Ending your account

You can stop using Propscalr at any time. We may end your account for a serious or repeated breach of these terms. Either way, ask us at hello@propscalr.com and we will send you an export of your data, or delete it, as you prefer. Deletion follows the timing in our Privacy Policy.

Changes to these terms

We may update these terms. Before a change takes effect, we will email the address on your account. If you keep using Propscalr after that, the new terms apply; if you do not agree, you can cancel.

Governing law

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. The courts of Dubai have jurisdiction over any dispute.
